How much can a landlord raise the rent?

Many clients looking to buy income property often ask about Rent control in Oxnard.  Prior to July 1, 2022 there was no rent control in Oxnard, but on May 3, 2022 the Oxnard City council passed a rent control ordinance that went into effect on July 1, 2022.

This ordinanance limits rent increases for residential property to 4% annually.  Rent increases may only be once in a 12 month period.  This does not apply to commercial property or mobile homes.
